WHOLE HOUSE TIPS
Vacuum all carpeted areas, mop any hard floors, including bathrooms
Use lint roller to remove pet hair from furniture and linens
Hide pet bowls in closet or pantry
Place all coats and shoes in closets
Turn all lights and lamps on throughout home
Replace any burned out light bulbs-be sure to use bulbs of the same color temperature (either incandescent or compact fluorescent-just so they match)
Turn all ceiling fans off
Turn all televisions and computer screens off
Open blinds/window treatments to allow for natural lighting
EXTERIOR FRONT
Close all garage doors
Move all cars away from driveway and front of home
Tidy the landscaping (mow, trim shrubs, remove leaves)
Remove any visible cobwebs from door frames and eaves
Sweep off front porch
Remove all visible water hoses
Remove trash cans
EXTERIOR BACK
Remove toys, sports balls, basketball goals, soccer goals, etc.
Sweep off patio and straighten patio cushions
Remove all visible water hoses
Remove trash cans
Remove toys, sports equipment, and play houses
Clean pool
Remove pool vacuum/cleaner hose and hide pool cleaning supplies
Turn on any pool fountains/water features
Remove all pet waste and pet toys
KITCHEN
Wipe off countertops
Completely clear off countertops-remove clutter, knick-knacks, knife blocks, baking supplies, mail, etc.
Leave out one small appliance such as a coffee maker
Remove any magnets, papers, photos, etc., from the refrigerator
Hide garbage cans in pantry or a closet
All dishes should be out of the sink and placed in the dishwasher
DINING ROOM
Clear, clean and dust dining room table
Place one decorative centerpiece in the center of table
Space all chairs evenly - remove any child seats
LIVING ROOM
Remove children's toys
Hide personal photographs
Keep the fireplace mantel simple-use a maximum of 5 decorative pieces including any art
Straighten and fluff furniture pillows
Remove extra papers, magazines, books, mail etc.
De-clutter, clean and organize bookshelves
MASTER BEDROOM
Remove clutter, and knick-knacks from all bedroom furniture (tables, dressers, etc.)
Make sure items under the bed cannot be seen
Iron linens, and bedskirt, and make the bed using matching decorative pillows if available
Put away phone charges, cords or electronic devices
BEDROOMS (KIDS AND GUEST ROOMS)
Remove all personal items from walls including stickers, name decals and photos
Declutter dresser and nightstand
Remove any toiletry items such as diaper genies, trash cans, etc.
Make sure items under the bed are not visible
BATHROOMS
Completely clear off and clean countertops
Remove ALL toiletries (soap, deodorant, toothbrushes, etc.)
Close closet doors
Remove floor and bath mats
Remove any toiletries from showers and tubs (shampoos, soaps, loofahs, razors etc.) if visible
Make sure any decorative towels are clean and straightened
Clean mirrors
Put toilet seats down
PETS
All pets should be crated in a hidden area, or outside during the photo shoot
Clean up pet waste, and remove toys
Make sure litter boxes or 'puppy pads' are not visible
Hide all pet beds and food/water
